Bringing Spain into line with EU regulations, the Spanish Government has introduced a new law by Royal Decree requiring all property vendors – as well as landlords wishing to rent out their properties for 4 months or more – to obtain an Energy Efficiency Certificate. This new law came into effect on 1 June 2013.
But what you may not know is that all estate agents are under an obligation to include your property’s Energy Efficiency Certificate rating in any advertising or promotion undertaken on your behalf…
We don’t make the rules, but we do have to stick to them! So, if your property is listed with us and you now have your Energy Efficiency Certificate, please send it to us as soon as possible. Alternatively, if you haven’t got your Certificate yet, then we can help to make things as simple and straightforward as possible for you.
Of course, your choice of engineer is totally up to you. But, through our recommended firm of engineers – Inetec Ingenieros – who are specialists in the field of Energy Efficiency Certification, we have negotiated very competitive prices for our vendors of residential properties.
As well as classifying the energy efficiency of your property, the Certificate will also include possible energy-saving recommendations, although homeowners are not obliged to make any improvements to their property’s energy rating if they don’t want to. The Certificate is valid for 10 years.
