New build properties on the Costa del Sol

Fabulous new build properties on the Costa del Sol, from leading developers and at the best locations.

If you’re thinking of purchasing a new build property on the Costa del Sol, now’s the time… because up until 31 December 2012, the IVA (VAT) payable on brand new homes is still pegged at just 4 per cent, down from its previous 8 per cent since August 2011 – before being increased by the Spanish government to 10 per cent as from 1 January 2013.

This means for example, that if you purchase a property costing €150,000, instead of paying the €15,000 IVA that will be in force from the beginning of next year, the tax bill will only come to €6,000, saving you €9,000 into the bargain!

On a sliding scale, a property with a €300,000 price tag will therefore only mean a tax bill of €12,000, instead of €30,000 – a saving of €18,000… and so on. And of course the money you save will go a long way towards furnishing your new home, buying a car, or perhaps upgrading to a larger or more lavishly appointed unit.

VIVA can show you a wide range of fabulous new build properties on the Costa del Sol, all from leading developers and at only the best locations.

And since the vast majority of these new build properties are key ready, you could even celebrate the New Year in style, in your own Costa del Sol home… but you’d better be quick!

The ITP (Impuesto de Transmisiones Patrimoniales) tax payable on resale properties instead of IVA, remains unchanged at 8 per cent.
